A. Categories of Accommodations

  1. University Dormitories for International Students

    You need to apply through OSTA (Online System for UTokyo Accomodations ).
    You can not directly apply to the dormitories.

  2. Dormitories of Private Companies
    Some Japanese companies lease a number of their dormitory rooms to international students at a low rent. Application period will be announced through your department office.

    1. MEXT Scholarship students and those who are granted a scholarship equivalent to or higher than MEXT scholarship, or have a family with an income can apply UR rental housing. The total monthly income of all family members living together must be about 4 times the rent. (If you are a MEXT Scholarship student with a monthly scholarship of 148,000 yen, you can rent a room for up to about 37,000 yen.)

B. Apartment House

  1. How to look for a room
    Most of the international students have to live in a private apartment housing because of the limitation of rooms in school dormitories. The popular way of finding a room is to visit a real estate agent, but when you rent a room through the real estate agent, you have to pay a brokerage fee (amount of one month's rent) to the agent additionally. Usually apartments are not furnished in Japan.
    You are able to look for a room for rent on and off the campus:

  2. University Guarantor System (This system will be terminated on January 31st, 2025)
      1. Almost all apartment leases in Japan require a guarantor (rentai hoshonin), a person who co-signs the lease to share liability (jointly and severally) with the tenant for any debts to the lessor. Generally, Japanese students ask a family member (parent, sibling, etc.) to serve in this role, but since international students often do not have someone whom they can ask to be a guarantor, the University of Tokyo may act as your guarantor if you meet certain eligibility requirements.
      2. Eligibility Requirements
        • Must Enroll at the University of Tokyo as an undergraduate, graduate or research student; also prospective students to enroll into the University of Tokyo who require the guarantor service in order to commute to campus before school starts. * Researchers / post docs are not eligible for the system.
        • Must be in possession of the status of residence "Student"
        • Must enroll in Comprehensive Renters’ Insurance for Foreign Students Studying in Japan (You will receive a payment slip for enrolling in this insurance after submitting your online application for the university guarantor. Only after your entry to Japan. )
        • The only people you can share housing with are your spouse, child, or other international students of the University of Tokyo who fulfill requirements 1-3 above.
      3. When the University of Tokyo acts as a guarantor, you have to join the fire and housing insurance for international students. Besides, some articles must be written on the contract for rent. We strongly advise you to visit the Office in charge for the details before making a contract.
  3. Comprehensive Renter's Insurance for Foreign Students
    Signing up for this policy provides protection against certain damages, such as fire, and it also protects your guarantor against unexpected trouble.
    Please be reminded that you have to sign up again when you move into a new apartment house.
